Do You Need Planning Permission?

Householder pre-application advice

You or your agent can complete a householder pre-application form which enables us to make an informed decision as to whether planning permission is needed for a proposed development and if so the likelihood of planning permission being granted for the proposal in its current form.

It is NOT an application for planning permission – it is only used to inform you whether or not you need to submit a planning application.

If, following the submission of this form, you are told that planning permission is not needed for your proposed development keep a completed copy of this form and our letter for use when the property is sold.

There is a charge for using this service, however the written assessment provided will give you peace of mind where permission is not required.
Potential buyers of your property and their solicitors may also accept the completed assessment.

You can send the form and drawings to us by email at planning@hyndburnbc.gov.uk  and make the payment by cheque, or cash at the Planning Reception desk

For a legally binding opinion that the current or prospective use of the building is acceptable, a Lawful Development Certificate may be required.

If planning permission is required, you will be given written guidance as to what you need to submit.

Please Note: Requests for pre-application advice typically take up to 35 working days as we normally have to wait for responses from consultees and formal planning applications take priority over requests for pre-application advice.
